昭和３８年竣工のＲＣ造４階建て共同住宅のリファイニング。既存建物は当初、鉄筋コンクリートラーメン構造として計画されていたが、建設時にコンクリート躯体の型枠が外れた時点で、構造上の弱点となる施工不良が多数発見された。そのため、当時の早稲田大学の竹内教授による補強設計のもと、既存フレームに補強壁を増設し、壁式鉄筋コンクリート造として補強されたという特殊な経緯を持つ。これにより、既存建物の耐震診断ではIs値が0.9を超える結果が得られた。
建物の南側に面する中庭や前面道路に面する生垣は建設当初に苗木を植樹し、建物と共に大きく成長しており、現在都心部では希少な自然環境を兼ね備えている。
改修計画では、経年変化により生じる構造上の弱点や前施工の不備の修繕、老朽化した設備の更新、現代のライフスタイルに合わせた住戸プランへの変更を計画した。周囲に対する良好な環境を残しながら「大規模の修繕」を行い「安全性の確保」「建物の延命化」を目的として再生した。

"Refining" project of 4-floor reinforced concrete housing complex built in 1963. At that time, the existing building had been planed as concrete-rigid frame structure, however, there were many construction failures when taking off the its forms of concrete. Therefore, it was designed again as wall type reinforced concrete building by Professor Takeuchi, belonging to Waseda University. That is why, our seismic diagnosis for the existing building results over 0.9 IS values（Seismic index of structure）.
On the other hand, its inner garden in south side and hedges facing road grown so nicely until today by cares of the owner. This housing complex became having rare nature environment even in center area for those plants. This project is "refining" of such a characteristic building.
According to the project, we refurbished its structural weakness by aging and construction failures, and renewed old equipments. Moreover, we changed all dwelling plans（12 types for 22 dwellings） to fit today's life style. In this project, we realized "ensuring safety" and "building-life extension" with keeping sustain surrounding nice environments.
