・倉庫を収益物件に用途変更

利用されなくなった倉庫を共同住宅へ用途変更することにより収益物件としてリファイニングしたプロジェクトである。この倉庫の台形の平面の特徴を活かし、水平方向に広がりを感じさせる空間とした。また、倉庫特有の天井高を活かした居室部においては、新築では確保が難しい程の天井の高さを確保することが出来、上部にロフトを配置するなど、水平方向のみならず、垂直方向の広がりも計画することが出来た。水廻りは、ＰＳを設けず、各室外部配管として配管ルートを単一化することにより、メンテナンスの向上と工期の短縮を図った。必要最低限の解体とするため、隣接する建物が迫っている南側と西側の外壁は既存の壁を利用した。また、新規の外壁部分は下地を再利用し、環境面、コスト面に考慮している。室内の壁は、部屋に入ったときにインパクトを与えるように原色を使っている。また、ペンキではなく、パネルを使うことで、コストを抑えた。パネルは、どの色を使っても値段は同じである。部屋は、工事の時点で既に満室となった。

This was a project to refine a no-longer-used warehouse into a favorable apartment complex. Taking advantage of the trapezoid shape floor plan, I designed a space where visitors can feel the space is horizontally extending. Taking advantage of high story of the warehouse, I could design vertically spacious rooms, which would not be available in new buildings, and introduced a loft in the upper space. I thus successfully completed this space extending in not only horizontal but also vertical directions. For water pipes, we did not install a pipe shaft but unified the piping paths by setting the pipes outside the rooms for easier maintenance and a shorter maintenance period. For minimum demolition, I used the existing walls on the south and west sides close to the neighboring buildings. I also reused the wall substrates to make new exterior walls with the environmental and economical point of view. Primary colors were used for the interior walls to have an impact on those entering the rooms. To curb costs, I did not paint the walls but used colored panels. The panels cost the same no matter which color I chose. The apartments had all been reserved before completion of the renovation work.
